The reviews are pretty accurate. The place is run down. The stucco was missing in multiple places on the ceiling of my room. Shody attempts to patch damaged walls and the place had a definite odor. The smell out front is true! It smells like they have a sewage issue. This place was close to my delivery so, it was great in that respect! If you're looking for a clean place with all the amenities, don't come here! You will be disappointed!

For the price point (a little over $100) it was a very good experience. The mattress was perfect, 4 fluffy clean pillows, blankets and bedding were clean and smelled lovely. The carpets were also clean and didn't feel gross when you walked on it barefoot. The bathroom was also clean but a star lost for the condition of the tub. It was very oddly shaped and slippery when I was taking a shower, BE CAREFUL! The general smell of the hotel was clean and pleasant when you walked in, what a nice surprise! There is a decent FREE breakfast bar in the morning but come early to avoid the herds. Check in was done professionally if not overly friendly. The hotel is located on a dead end but strangely, it's a very peaceful and quiet place. 4 We will def come back to stay when we're in KC.

Funky smells coming from everywhere. Dirty outdated ORANGE carpet. There was weird damage all over the room like a chunk of the ceiling/wall was just...missing?? Just weird no brainer kinda things wrong with the room. But hey it's dirt cheap you can't expect much more.

Breakfast was GREAT! I was not expecting to have a good breakfast like that at this hotel. When we first arrived I thought oh this is over priced. The hallways smelled musty, the front desk girl seemed like she hated her job, but she was nice enough to get my a room close to the pool. The room was decent and clean. I had no issues as far as noises, etc. Oh the pool is actually pretty clean.

I was impressed with my room for $61/night. There are a lot of 1-star reviews for this spot, which is understandable if you are comparing this place to the Hyatt or something. For $61/night, it’s a deal and worth it. The parking lot and location is a bit sketchy, but it’s only a few minutes from the city and perfect for an overnight crashing pad. This place looks like it used to be a nice spot, and with a million or two $$$, it could be. The internet was free and they had decent coffee in the morning. I did not expect the hotel to hold $100 for a security deposit, but it is what it is. I left the place super clean, so I expect to get it back. 4 Stars bc there is room for improvement, but you get what you pay for people.

They are remodeling the rooms. New everything apparently. Rooms have new flooring, new paint. The location is not the safest, but daylight hours you should be fine.

Our purpose of coming to the city was to bar hop (we used Uber). We arrived at the hotel early evening. The lobby, parking lot, and property were super clean. The room we stayed in was super clean. Everything in the room worked as it should (lights, heater, fridge, etc). The staff were awesome and friendly. If you stay here, please keep in mind this is an older hotel. Decor was a little outdated (we didn't stay for the decor), and if you think real hard, you will remember when hotels had smoking rooms. With that being said, I am a smoker, a burn hole here and there, or where a guest has left a cigarette on something, really doesn't bother me. My main purpose was to stay in a clean, friendly, and functioning hotel. I will stay here again on my next trip to the city. A perk for me... it was easy to get to and not in a congested area.
